Viewing Procedures

Before we are able to make arrangements for you to view any of our properties we require you to register with our Letting office. You can do this either by calling one of our letting negotiators or by completing a registration form (which can be downloaded here) including your name, address and telephone number, as well as your search criteria - so that we can help you find a property which best suits your requirements.

Taking a property

Once you have viewed one of our properties and have decided you would like to go ahead, we require all applicants over the age of 18 to complete an application form (which can be downloaded as a PDF or a Word document.) and pay an administration fee of £25 (per applicant). This fee is non refundable and covers the administration costs of processing applications.

Summary of details required:

Your name, current address, telephone numbers, how long you have lived at that address and if less than 3 years, details of your previous address. Employment details, both present and previous, current landlords details (if applicable), bank account details, personal reference and next of kin. Please note that we require the original signed form/s before we can proceed with referencing.

Moving into a property

If you accept a tenancy you will be required to sign a Short Assured Tenancy Agreement and AT5 Document. You will be provided with a copy of the Tenancy Agreement and the original AT5 document prior to signing and must read these carefully as they are legally binding documents, applicants are advised to take legal advice before signing. When you sign your lease agreement you will also be required to pay your first months rent in advance as well as a deposit (which is equal to two months rent). If we manage the property, you will also be provided with an inventory, which details a record of condition of the property and any furnishing and fittings. You will be checked into the property by one of our representatives on your entry date and will be required to mark any differences of condition on the inventory - it is very important all differences are marked as the inventory you will have signed at the start will be used at the end of your tenancy to determine the original condition.

As a tenant, it is your responsibility to pay for council tax, utility bills and to install/connect telephone lines. We will advise utility companies of your meter readings at the start and end of your tenancy. If you change suppliers you must inform us in writing.

If you would like to change the décor of the property, put up an aerial, sky dish or similar item you must ask for the landlords permission, which will be confirmed in writing.
