Oldfield lies a little way to the east of Westruther, a charming small village lying in Berwickshire to the south of the Lammermuir Hills and surrounded by countryside noted for its scenic beauty. The property is accessed from the B6456 which links the A697 near Whiteburn with the A6105 near Polwarth. Travelling east on the B6456, pass through the village of Westruther and turn right at the entrance to Westruther Mains Farm. Oldfield is to be found a little way along the drive on the right hand side.
There is a village pub in Westruther but the main local centre is Lauder, roughly 7 miles away and with a church, primary school, shops, pubs and hotels as well as a golf course. Fishing and shooting can be arranged, horse riding is available locally while excellent hill walking can be found on the Lammermuirs and on the Cheviot Hills. Edinburgh is an hour or less away by car and offers a wide range of recreational facilities.
Oldfield is a large detached modern house, traditionally constructed and finished externally in whinstone. The light and airy accommodation is exceptionally spacious and versatile and is in excellent decorative order. Double glazing is installed together with oil fired central heating, modern kitchen and bathroom fittings and fine open fireplaces. The house is set in extensive gardens and grounds making it an excellent family home and could well appeal to those wishing to work from home also.
*** THE BUSINESS:***
Oldfield is currently let for 32 weeks per year as a country holiday house through a national holiday agency. The house sleeps parties of up to 12 and is increasingly popular with reunion parties; to date, it has also hosted two wedding receptions and accommodated a rally team. Gross revenue is in excess of £40,000 per annum; the weekly rate in summer is £1642, dropping to £750 per week in the winter and peaking at £1800 per week over the Christmas and New Year period. Oldfield is committed to the existing agency until January 2009 when either renewal of the contract or rededication as a family home will be possible.
